CPF housing grants, explained
First-timer buyers can receive several CPF housing grants (also called HDB housing grants). The Enhanced CPF Housing Grant applies to both BTO and resale flats; the Family Grant and Proximity Housing Grant apply to resale flats. Grants are paid into your CPF Ordinary Account and offset the flat price.
Enhanced CPF Housing Grant (EHG)
The EHG tapers with income in S$500 bands for families (income ceiling S$9,000) and S$250 bands for singles (ceiling S$4,500). If only one applicant is a first-timer (buying with a second-timer), only the first-timer is eligible, assessed on half the combined income: the ceiling is half the combined income not exceeding S$4,500 (combined income up to S$9,000), and the EHG follows the singles amounts read off half the combined income. The EHG requires the buyer or spouse to have worked continuously for the 12 months before the flat application and still be working at application. For a resale flat, the remaining lease must also cover the youngest buyer to age 95, or the EHG is pro-rated down. The full tables below are transcribed from HDB’s published EHG amounts.

CPF Housing Grant for resale flats
The CPF Housing Grant (Family Grant) is for first-timers buying a resale flat. Families receive S$80,000 for a flat up to 4-room and S$50,000 for 5-room and larger. Singles buying on their own receive half: S$40,000 and S$25,000 respectively. Unlike the Proximity Housing Grant, the Family Grant has an income ceiling: average gross monthly household income of S$14,000 or less for families (S$7,000 for singles).
Proximity Housing Grant
The Proximity Housing Grant (PHG) has no income ceiling and rewards buying a resale flat to live with or near family. Families receive S$30,000 to live with family or S$20,000 to live within 4km; singles receive S$15,000 and S$10,000 respectively. It is available to first-timers and second-timers.
How much grant can you get?
Your HDB housing grant eligibility depends on your income, household type, first-timer status and whether the flat is new or resale. For a resale flat, a first-timer family can stack all three grants (EHG, Family Grant and PHG) for a combined total of up to about S$230,000, or about S$115,000 for singles. The Family Grant applies when average gross monthly household income is S$14,000 or less (S$7,000 for singles). What is the Proximity Housing Grant?
The Proximity Housing Grant (PHG) rewards buying a resale flat to live with or near family. Families receive S$30,000 to live with parents or children, or S$20,000 to live within 4km of them; singles receive S$15,000 and S$10,000 respectively. The PHG has no income ceiling and is available to first-timers and second-timers buying a resale flat.
