Buying your first HDB flat

A first home in Singapore comes down to a handful of numbers: whether you’re eligible, how much you can afford, what grants you’ll receive, and the upfront cash and loan you’ll need. One number sits outside that order. The CPF you put into the flat isn’t spent: when you sell, it goes back into your CPF account along with the interest it would have earned had it stayed there, and both come out of the sale price before any cash reaches you. Eligibility first — there’s no point planning a flat you can’t buy. Then affordability, which sets your price range. Grants reduce the price you finance, and stamp duty adds to your upfront cash, so estimate both before you commit.
